Mr von der Grün, your architect’s and appraiser’s office has been successful on the island for nearly 25 years. What is the reason for that? We have been doing a continually excellent job for three generations now. Our company philosophy has always been that we provide our clients – whether private or business – a trouble free comprehensive service for their building projects. What does that mean for you? Well, even for us Spaniards it is extremely complicated to coordinate all the rules and proposals. For those who don’t speak the language, it is nearly impossible.Therefore, we have decided to offer a comprehensive service – from the building proposal, to the completion. How can you offer all the services and in all specialist fields? In our team, we have specialists from all fields and therefore we are able to offer a first-rate service. What are your special services? Along with the general services of an architect’s office we, as cer- tified REV (Recognised European Valuer) appraisers offer, among other things, evaluations and due diligence checks, as well as legalisations. What kind of evaluations do you offer? Appraise- ments for properties, the issuing of certified appr- aisals for banks (for the granting of loans), courts, tax offices, as well as European inheritance issues. In these fields we have the required certifications and accreditations. What are ‘due diligence’ checks? This is a careful check, e.g., of a property. All the strengths and weaknesses of a property are analysed and checked (this is particularly important) to verify that all parts of a residence were built legally. Due diligence checks prior to the purchase of a property or plot save the buyer from unpleasant ‘surprises’ and help to find the objective value of the residence to be purchased. That means everybody who acquires property should have implemented a due diligence check prior to the purchase? Yes, that way you won’t buy a so-called‘pig in a poke’.For instance,youwouldn’t buy a used car without checking whether the papers are in order, or the vehicle is worth the price demanded in respect of its technology and visual appearance. As this is not very easy for a layman, advice from experts should be taken. Can you give us an example? Yes, let’s take the following case to make this clear; a customer bought a stand-alone house for around Euro 2.5m. The house already had several previous owners and had been gradually extended on various sides, yet the conversions and extensions were not registered.The buyer wasn’t told anything about it and the ‘rude awakening’ came a fewmonths after the purchase. When the residence was checked from the air, the deviations from the plans were discovered and the customer was forced to partially tear down the house. This, of course, added conside- rable extra costs. Here, too, the customers would have been spared a lot of problems with a due diligence check prior to the purchase.
