After quite a long break due to a very work-intensive time during the last six months of 2015, I am pleased to give you a short overview of the current developments at Private Residences Luxury Real Estate Group.
In Majorca we look back on a successful year after reopening our prestigious office in the heart of Puerto de Andratx. The market on the island has seen extraordinarily positive development and many international customers – who still come from mostly German-speaking regions, the UK and Scandinavia – seem to have rediscovered their love for the most beautiful Balearic Island. But also regarding the recovery from the recession in 2013/2014, with a partial adjustment of the market, it is clear that many customers and Majorca lovers have rediscovered real estate on the island as lucrative and much coveted lifestyle investments.
It is particularly the high-end apartments and new buildings in the southwest which have been in high demand. But also in the upper luxury segment of prestigious mansions, newly built properties of up to €10m and, in some cases even higher, have changed owners.
The clear positive trend on the island led to a considerable rise in prices although the general price level is still below other comparable international top destinations, which allows for highly interesting prospects and offers a thoroughly safe investment location for the coming years.
As real estate consultants with many years of experience on the island, we have made a new strategic decision this year by putting a much clearer focus on our operative sphere of activity and by positioning ourselves on the real estate market as specialists in the region of Puerto de Andratx and the local area. This alignment offers our customers the opportunity to profit from our specialised real estate portfolio and local market knowledge in an even more targeted way. In line with our profound philosophy of professional and sustainable customer service, this alignment allows us to provide even better personal and individual consultancy and support of our customers, as well as much more time for the target-aimed marketing of select properties in Puerto de Andratx and its close surroundings.
In Kitzbuehel, we concentrated on consolidating our strong position on the local market last year and have again been able to achieve positive results as one of the local market leaders. Recently, our new luxury & lifestyle magazine, “Living Moments”, was published for the third time and we were able to set standards in the industry with its special contents and the haptic presentation throughout.
Following the extraordinarily beautiful and long summer last year, this winter Kitzbuehel has been enjoying constantly high and increasingly growing demand for high-end and new, quality and luxury properties in the town and its close surroundings.
Due to a shortage of offers the prices continue to rise moderately yet steadily. In some top locations in town, e.g., where a reliable plot price of an average of €2,500 - €3,000 has been paid for many years, it has now risen considerably and more and more enthusiasts, investors and property developers who dream of their very own piece of real estate in one of these prime locations in Kitzbuehel are prepared to join in this market development in order to secure for themselves the most beautiful exceptional plots with individually designable building projects.
International top destinations such as, St. Moritz, where one square metre of building land downtown is still an approximate average of CHF20000 - CHF25000 and above, paid consistently in the last few years – are much higher compared to Kitzbuehel, a location with an attractive year round business and at least as world renowned.
The assumption that these price developments will change in the coming years for the most coveted locations in Europe, particularly for such havens as Majorca and Kitzbuehel, and that ‘waiting’ will give one the chance of an extraordinary bargain in these locations, is not only unrealistic, but in respect of the growing desirability of these “intact worlds” in an increasingly demographically tense and critical global climate as a result of uncontrolled immigration, such as currently is the case in Europe, very unlikely.
This year too, you are also well advised to sound out the market with us as your advisor, provided that you are seriously interested, and to make your real estate decisions with care and consideration. After quite a long break since my last CEO blog you will notice that we have experienced work-intensive and eventful months at the Private Residences Luxury Real Estate Group, which we have now put behind us.
In Kitzbuehel, we, for the first time, look back on a very lively and active winter season with many interesting and valuable new relationships with customers who will specify their intended search or purchase with us now during the summer and autumn.
As a seller, you can rely on Private Residences with its profound market knowledge and highly professional advisors who have known the Kitzbuehel real estate market inside out for many years.

For the first few months of this year, Mallorca has enjoyed great favour and an interest in valuable properties, which has long been absent on the most popular of the Balearic Islands. This year, 15,000 copies of our high-end magazine go to our earmarked international customers and Diamonds members, as well as to the entire partner network of the company group.
For the first time, we also control the distribution to our target clientele via the allocators of the prestigious Axel Springer publishing company in Germany and their carefully selected newsagents, various VIP business lounges in the largest airports in Germany, as well as a selection of 5 star hotels, from Southern Germany up to Sylt.
With the targeted distribution of this media far beyond our own location we particularly anticipate a greater range and targeted perception of our international property portfolio for our buyers and principals. In the future, we want the Living Moments magazine to be a firmly established medium in the perception of our international customers and partners.
Our innovative Private Residences app which we launched at the beginning of this year, after a long development phase, enjoys incredible popularity with currently more than 4,100 active users and downloads. We would never have imagined such great interest by our international customers and such high approval of our company group and our core business.
It is a decisive factor that the app – unlike that of many other companies – is far more than just a duplication of online offers. Moreover, it is a valuable information and networking platform for our innovative partner network, as well as our exclusive Diamonds Members Club. With the main focus on the high-quality expansion of our portfolio and the targeted strengthening of our team by Mr Sebastian Boelger, an established real estate consultant with more than 14 years’ experience in Mallorca, our team around office manager, Andrea Keppler, is now complete with our senior consultant Ben Müller.
This summer, after long years of crisis, we particularly felt the upswing in Mallorca. In keeping with the famous and often true motto “standstill is a step back”, this business year has been striding forward with seven league boots regarding the commercial and strategic developments within the Private Residences Luxury Real Estate Group.
With the tremendously successful opening of our old, and at the same time new, customer office which shines in glamorous beach house design in Puerto de Andratx, and which we presented to our invited customers in the frame of a successful evening event just before Easter, we created the basis of our new core business in Mallorca after difficult years of crisis, and managed to strengthen and develop it in a target-aimed manner.
In strategic terms, going against the common trend in this sector, we have decided to operate with a completely new and different concept based on transparency, as well as a specialised customer service and have completely reorganised Private Residences in Mallorca.
The operative focus not only comprises the clear specialisation in advice on and brokerage of relevant, newly built, or as good as new, quality and luxury real estate, particularly in the southwest of Puerto de Andratx to Palma, but also the support of qualified and individual search orders meeting the demands of our valued customers in the international network.
More and more often, we meet customers at our international locations and network points who have neither the time nor the desire to cut their way through the often complex, and in parts, treacherous real estate market in Mallorca and communicate with various market providers only to then get confronted with an unfiltered range of properties which neither meet the individual requirements nor the customer’s concept of use.
As experienced real estate specialists with long-term experience in the Mallorcan real estate market, we operate – by means of our “individual or qualified search order” – even more distinctly and for the aims of our customers and potential buyers in the future. Our advisors, Mr Hasselbrink and our experienced new advisor, Ben Müller, work together with Mrs Keppler, who is in charge of our marketing, as our customer’s “long arm” and discerning spearhead. They scour the market for sensible and realistic property concepts that meet the individual search and requirement profile of our customers. From the mass of offers, we only present to our customers properties for which it makes sense to make a short trip to Mallorca for a personal on site viewing, and which can lead to a target-aimed purchase decision due to serious buying interest.
This way, we deliberately avoid dissatisfaction on the buyer’s side as we, contrary to the strategy of other market participants, do not work with the commonly practiced “multiple listing” concept with, in parts, several hundred existing properties which due to the volume can barely be managed in accordance with certain quality standards. But we extend our portfolio in a target-aimed manner and on the basis of selected quality and reasonableness, to corresponding reference properties which can at all times be adjusted and researched in terms of location, size and price, by means of targeted search orders, if desired by our customers.
Since the introduction of this specialised service at the beginning of April, we have been able to determine a high interest in the buyer’s market for this kind of support, which meets the demands of our customers. This is shown by concrete demand for professional and personal support of our potential buyers which ideally starts prior to our own market research, in order to avoid mistakes or disappointments, as well as an unnecessary waste of time in the course of a purchase decision.
This specialised service will shortly also be available for our popular real estate market in Kitzbuehel and made publicly accessible, free of charge, via our company website for all our customers and potential buyers.
After a long development phase and conceptual preparations we have eventually been able to officially launch and bring into being our new and privileged Diamonds Members Club. Integrated into our Private Residences app, which has meanwhile been actively downloaded and used on a regular basis by more than 3,000 users and potential buyers, we present our new members’ club in a closed and personalised section of the app.
Together with select and internationally renowned brands from the luxury goods industry, we enable our deserving and selected customers to have, for the first time, a unique and preferential access to extraordinary luxury products or lifestyle events. In this context we are looking forward to our first Luxury Experience on the 1st of July, 2014 with our prestigious partners from Tiffany&Co., Rolls Royce, Bell Helicopter, Capital Bank, Dom Perignon, Sensai Kanebo and the Golf & Spa Resort Arosa in Kitzbühel.

As we already mentioned, in our last blog we have launched, after a development work of nearly one year, our new Private Residences app with many innovative services and key information for our valued customers and prospective buyers just before Christmas.
Concept-wise, it was very important to us to not only offer the app via all mobile smart phones and tablet computers as a modern duplicate of our website content, but to extend it by crucial and highly innovative service modules and truly added values for our customers as well.
We are particularly proud of the hitherto unique service innovation in this section “My Estate” which allows our active principles/sellers to receive an individual overview of all activities of our daily marketing work regarding their property. Along with detailed information on general property requests, committed interested buyers, viewings and our current marketing channels, our sellers will receive a regularly updated market report. At last, the long-awaited summer is finally here. At our very attractive locations in Mallorca, Kitzbuehel and Zurich you can definitely sense how even the weather influences the general business climate, making us notice many pro-Mediterranean trends in our customers.
Ultimately, it is the everlasting foundations of our living dreams of being able to be and live where quality of life is at its best in harmony with the seasons. And since the fulfilment of these very dreams has always been our passion, we, at the Private Residences Luxury Real Estate Group, have used the last months intensively in order to continue to optimise our already well known quality of service in dealing with our customers in the long term.
It is not only the crucial step of moving our head office in Kitzbuehel to the central and prestigious location of Reischhof – right below the finishing line of the Streif – but also the consistent development of our services since the beginning of 2013 which have been important components of our strategic business development.

An unsettled summer in terms of weather and partly also on economic-political grounds is drawing to a close and the Private Residences – Luxury Real Estate Group has interesting news for you on our locations which I would like to give you at first hand.
In our branch in Zurich we had a very instructive start-up phase which has been full of experiences since the beginning of last year and we were able to actively “experience” the specialities of the Swiss real estate market. That allows us to give a fundamentally positive summary as this location has showed how important the international relationship network in our core business of professional real estate advisory and brokering is for the entire company group. In Zurich – that we can demonstrably and impressively prove – many international threads and business relations come together. Our discreetly handled co-operations with local experts and partners from branches of renowned private banks, as well as prestigious fiscal and legal consultations, which we have built up carefully in almost two years, have enabled us access to a unique clientele and most interesting business opportunities.
Here, in particular Jens Fischer, our Legal & Finance Manager and Office Director in charge, has perfectly established himself through high social competency and sustainable, technical and discreet communicating on par with theses partners and customers.
However, the market in the Greater Zurich area showed us how self-contained supply and demand deals with each other. So a very scarce offer of quality properties in the most coveted locations around the lake meets a constant high demand. The price segment to 5 or even up to 7 million Swiss francs can often be processed by the local seller’s market by means of little own initiative. In most cases the property can be successfully sold within a short period of time, rendering it redundant to commission a professional real estate company.
True marketing competency and fundamental communications expertise around a target-aimed sale is only in demand and individually required in the high-priced segment of properties from CHF8-10m and more.
Since spring we have especially accounted for this continuing trend correspondingly with our restructuring and realignment of our Zurich branch – also in our operative business. The core business of our rebranded Zurich office as new “Premium Client Office” will concentrate more on the consulting and target-aimed brokering of high-priced properties within the entire German-speaking Switzerland, as well as luxury, investment and commercial properties in top locations and metropolitan cities in Europe in the future. With this step we open our core competency – which used to be only in Switzerland – to the qualified brokering of high-priced, investment and commercial properties throughout Europe. We know to communicate via our highly efficient international network at the pivot in Zurich in a discreet yet target-aimed manner.
We would be happy if you, as a customer or potential commissioner, felt assured of our core competency and realignment in Zurich. We would be pleased to give you more information about a possible co-operation during a personal conversation and meeting.
Our Austrian location in Kitzbuehel has also experienced interesting restructurings and new developments. Our sales managers, Hannes Erber and Amir Suljic, have left the company in order to dabble in a different business. We wish them success for this task.
In their position, a new team has emerged; it has been newly formed with our remaining and established advisor, Holger Oyntzen, Natascha Tilg and our new advisor, Vitus Zeller and will from now on be available to you as usual, in a professional and binding manner. With its personnel restructuring Private Residences will seamlessly tie on successes of the past and be a professional and reliable partner in all real estate issues around Kitzbuehel.
In Kitzbuehel we are getting prepared for a strong and eventful winter season. After a calm summer we have noticed considerable growth of concrete purchasing and investment interests. Thereby, the factor of a valuable and stable investment and diversification of assets through material assets is more and more coming to the fore, along with the many international potential buyers who are true fanciers of properties in and around Kitzbuehel. A permanent tightening of the local offers of valuable quality and luxury properties collides with a continuously growing demand of international potential buyers. The trend that those verifiable factors will also speak for a high value and a constant increase in value of properties in the region of Kitzbuehel is perpetuating and boosts hope for a positive year in 2011.
In my next CEO blog I will be happy to cover our newly planned major projects, “Diamonds of Real Estate”, as well as the “Diamonds Member Club” which is expected from the beginning of 2011. The new year is still young and yet over the change of year and within the first weeks of the new year many interesting things have developed for the Private Residences – Luxury Real Estate Group.
Two years after the set-up and successful development of our network in Switzerland the Zurich branch has created many valuable and interesting synergies for many of our international customers and business partners. Now we have decided to adapt our sphere of influence and our operating practices to the needs and conventions of our very discriminating Swiss clientele.
Unlike our two locations in Mallorca and Kitzbuehel, our Swiss customers prefer a non-public and discreet handling of their exclusive property concern. We have now heeded this request and changed our concept of a public office – which was available to you in the form of our well known premises in Kämbelgasse 4 in the heart of Zurich – to a discreet and secluded conference office at our domicile address in Baar/Zug.
From now on, Mr Fischer and I will be available to you from Baar, as usual, for your individual and personal requests concerning the exclusive property market at Lake Zurich and selected locations within the entire area of German-speaking Switzerland with our core competency as well as our international network.
As in the past, we will aim primarily at the marketing of high-priced premium and luxury properties here in Switzerland and according to our international clientele’s needs we will increasingly operate according to the concrete specifications and basics of our solvent customers. This year again, with the annual high season in winter and the world-famous ski world cup on the Streif, we had our hands full in Kitzbuehel. The market is experiencing a very high demand from international potential buyers with a very limited supply of quality and new buildings. The deliberate tightening of building land in the Kitzbuehel area and the continuing restrictive Tyrolean building regulations and ordinance on the sale and purchase of real estate are the main factors for stable value retention. A rightly self-confident seller’s market, which may well look forward to a slight increase in price and value also, contributes to this.
In Mallorca we have been experiencing a very early increase in demand from international potential buyers these days. Here it has been clearly noticeable this winter and spring that the international buyer’s market seems to agree that the bottom of the crisis was reached at the end of the past year, after almost two years of insecurity. This year the island is expected to face a recovering and slightly progressive property market. From our view as local experts, 2011 will see a very interesting year with a considerably noticeable rise in demand for quality properties with an adequate price constellation, at the top locations of the island. Those who have been for a while contemplating a new investment or a dream home on the island should not miss actively searching for properties as the prices on the island will certainly not go down again this year.
Quite the opposite is the case! In particular our location in Puerto de Andratx, which has been among the top 3 destinations for high-priced and valuable properties in Mallorca for three years, is bustling. Last autumn the community of Andratx started to implement the large-scale master plan for the refurbishment of the infrastructure of the entire harbour area. This means that within the next two years all roads, telephone lines, pavements, lighting, as well as water and waste water systems around the entire harbour will be completely renewed.
These renewals will only be allocated to the current property owners for now, however. This overall refurbishment will lead to a considerable appreciation of all properties within the harbour area and the completion of the entire project will have considerable effects on the property prices in Puerto Andratx.
Those who own property in the harbour area, will be happy about a significant increase in value after the completion of the refurbishment project as with the implementation of the master plan Puerto de Andratx finally acquires the infrastructure standards which many residents have longed for for a long time and which has long been available in other top locations of the island such as Bendinat or Son Vida.
Along with our operating and promising developments, we have again set new and very innovative goals for this year from which you as our customer and partner will benefit most.
For the optimisation of our online communications and image we have commissioned the expert communications agency, B2 Performance, to implement a large-scale concept for the re-launch of our main website, www.private-residences.net, at the beginning of this year. In the early summer we will present our new webpage in a completely new and high-end design with much more efficient usability.
In this context you can look forward to a successive opening of our competency department, “Diamonds of Real Estate” and our new “Diamonds Members Club”, which will be available to you from summer 2011 as a unique product, service and event platform for our discerning high-end customers. Based on the valuable experiences and successes of our so-called premium marketing for high-priced and special properties of the last years, we have decided to integrate our competency and knowledge on modern and highly professional communications and marketing of discriminating properties into a new, holistic concept which is unique in this form in the entire market.
With this new core competency department, Diamonds of Real Estate, we specialise in the target-aimed concept marketing of premium properties in the highest priced segment of the market.
